Where you live in the north shapes what leaks.
Most homes from Warwick to Two Rocks sit on a concrete slab over sand, so a supply pipe leak under the floor rarely shows on the surface, and the sand drains the water away instead of letting it pool. What differs across the corridor is the age of the house, and with it the pipe. Broadly, the north splits into three parts.
City of Joondalup
From Warwick and Duncraig up to Burns Beach. The southern and central suburbs were largely built in the 1970s and 1980s, when copper was the usual supply pipe, and copper of that age can develop pinhole leaks. The suburbs around Joondalup city centre followed from the late 1980s onward.
Inland, around Wanneroo
Wanneroo itself is an older town, but most of the suburbs around it, such as Landsdale, Darch, Madeley, Hocking, Pearsall, Tapping, Ashby and Sinagra, are 1990s builds or newer, so the pipe varies with the year and the builder. Garden bores are common here, especially on larger blocks.
The coastal growth corridor
Quinns Rocks and Mindarie through Clarkson, Butler and Ridgewood, then Jindalee, Alkimos, Eglinton, Yanchep and Two Rocks. Apart from older pockets around Quinns Rocks, Yanchep and Two Rocks, most of this is 1990s building or later, and the newest estates are the most likely to sit inside the Iplex Pro-fit window.

Homes built or substantially renovated in Western Australia between roughly mid-2017 and mid-2022 may contain Iplex Pro-fit polybutylene pipe made with Typlex 1050 resin, a batch with a known tendency to craze and crack. Bore or scheme water? Check your retic first.
The northern suburbs sit over the Gnangara groundwater system, and garden bores are common across the corridor. What feeds your retic decides where a leak shows up.

Work out what feeds your retic
If a bore pump runs the sprinklers, the water never passes through your Water Corporation meter, so a retic leak will not show on the bill. If the retic is connected to scheme water, it will.

Use the winter switch-off
Perth sprinklers are switched off from 1 June to 31 August. If the retic is meant to be off and the meter still moves with every tap closed, the watering days are not the cause. Look at the house supply, the walls and the slab.

Read the meter with the controller off
On mains-fed retic, the pipe up to the solenoid valves stays under pressure all day. A leak there keeps the meter moving whether the system is watering or not.

Watch the pump and the garden
On a bore, a pump that starts or keeps cycling with no station on, a zone that will not hold pressure, or one patch that stays green or soft in summer all point to a leak.
If you can see the fault, such as a snapped sprinkler head or a split fitting, that is a job for your retic tech. If you cannot see why the meter moves or the pressure drops, the leak is hidden, and that is where we come in.

Outdoor hot and cold water leak detection starts at $895. Once we agree your scope and fixed price, extra time spent finding that leak does not increase your detection fee, even if it takes six hours. For an eligible outdoor leak, we find the leak within the agreed scope or you do not pay the detection fee. A minimum leak flow is required. We confirm the flow requirement and your eligibility before you book; low-flow and intermittent leaks need separate assessment. Repair work is quoted separately. All prices include GST. Advertised prices are estimates: we confirm your price for your property before work starts, and site conditions such as access, depth or the pipework we find can change it. Why is there no wet patch if I have a leak?
Most northern suburbs homes sit on a concrete slab over sand. Water from a pipe under the slab or in the garden drains down through the sand instead of pooling, so it can run for weeks without a visible sign. A rising bill, or a meter that moves with every tap off, is often the first clue.
My retic runs on a bore. Can you still find the leak?
Yes. A bore leak will not show on your water bill, so we work from the other signs: the pump running when no station is on, a zone losing pressure, and ground that stays wet. Tell us what you have noticed when you book.
Do you fix the leak too?
No. We are detection specialists. We find and document the leak, then coordinate a licensed repairing plumber, often our parent company Plumbed Right, who returns on a separate visit. The repair is quoted separately.
