Narrowing the search zone by zone

A commercial site can have a long run of pipework behind one water meter. Testing it in zones narrows the search before the detailed work starts.

  1. Check the meter with water use stopped

    With taps, appliances and equipment off, a meter that keeps moving shows water is still leaving the system somewhere.

  2. Isolate one zone at a time

    Where the building has isolation valves for a floor, tenancy, wing, hot water system or irrigation line, closing them in turn shows which zone the water is going to. Sub-meters, where fitted, do the same job.

  3. Pinpoint the leak inside that zone

    Acoustic listening, thermal imaging and tracer gas locate the leak within the zone before anything is opened.

  4. Document it

    The location, method, photos and recommended repair go into the written report.

How far a site can be split into zones depends on the valves and meters it has. We find and document the leak; repair is coordinated separately with a licensed plumber.

Shared buildings add a layer to every leak: more people to notify, more doors to open, and a question about who pays.

One meter, several tenancies

When tenancies share a meter, the bill cannot show which one the water is going to. Water can also show in one tenancy while the leak sits in pipework serving another.

Access across tenancies

We may need the affected tenancy and the ones beside or above it. The property manager or landlord usually arranges entry and notice with each tenant.

Who acts on the finding

Whether a repair falls to the owner or a tenant depends on the lease and where the pipework is. We record where the leak is; the lease decides who acts.

Can you work around our trading hours?

We plan timing with you when we scope the job. We work Monday to Saturday, 6am to 8pm, so a visit can be booked before you open or on a Saturday. Tell us your trading hours and quiet periods before booking.

Will you need to turn the water off?

If a test needs the water turned off, we agree when and for how long with you first. Where the building has isolation valves, we can often shut off one zone at a time rather than the whole site.

Can you test one floor or tenancy at a time?

Where the pipework has isolation valves or sub-meters for each floor, tenancy or area, we can test them one at a time to narrow down where the water is going. Tell us what valves and meters the building has when we scope the job.

Do you need access to other tenancies?

Sometimes. Water that shows in one tenancy can come from pipework in another. The property manager or landlord usually arranges access and gives tenants notice, so involve them early.

Who receives the report?

The person or business that books the job. At their written request, we can also send it to the property manager, landlord or insurer.

Our building is strata titled. Which service applies?

Do you detect gas leaks at commercial premises?

We do not carry out gas leak detection ourselves. Call us and we will arrange a licensed gas fitter we subcontract for that work. If you can smell gas, leave the area and call your gas supplier's emergency line first. The tracer gas we use is a safe hydrogen and nitrogen mix for finding water leaks, not a gas leak service.

Do you repair the leak?

No. We find and document the leak. Repair is separate work, quoted before you authorise it and carried out by a licensed plumber, often our parent company Plumbed Right.
