When water crosses from one lot to another
In a strata building, a leak rarely stays where it starts. Water from a bathroom upstairs can appear as a ceiling stain in the unit below. A pipe in a shared wall can wet two lots at once.
Until the source is located, everyone is guessing. The owner with the stain is not always the owner with the leak.

The person who booked receives it. At their written request, we can also send it to the insurer or strata manager.
We find and document the leak. Repair is coordinated separately with a licensed plumber.
Strata leak detection questions
Who pays for strata leak detection?
The person or company that books the job pays our fee. How that cost is shared afterwards is a matter for the strata company, the owners and your by-laws.
Can you tell us whether the leak is common property?
We record where the leak is and which pipework it is in. Whether that pipework is common property or part of a lot depends on your strata plan and by-laws. We do not make that call.
Do you need access to more than one unit?
Often, yes. A leak that shows in one unit can start in another. Tell us which units are affected and who arranges entry, and we will plan the visit around that.
Do you repair the leak?
No. We find and document the leak. Repair is separate work, quoted before anyone authorises it and carried out by a licensed plumber, often our parent company Plumbed Right.
