Written report on every detection job
Leak detection report for insurance claims in Perth
A leak detection report for insurance starts with finding the leak. Leak Detection and Pipe Repairs Perth locates hidden water leaks and documents the finding in a written report with photos, included on every detection job. You decide who receives it: your insurer, an assessor, the repairing plumber or Water Corporation.

What the written report contains
The report records what we found and how we found it. It is written so that someone who was not on site, such as a claims officer or loss adjuster, can follow it.
It documents the leak. It does not assess your policy or decide what your insurer covers.
- Where the leak is, pinpointed before anything is opened.
- The detection method used: acoustic listening, thermal imaging or tracer gas.
- Photos taken during the investigation.
- The recommended repair, for the plumber who quotes it.
- The property address, the date of the investigation and who carried it out, under plumbing licence PL7390.
What an insurer typically wants to see
Every insurer sets its own requirements, but most claims for water damage come back to the same questions. A useful leak report answers them in writing.

Finding the leak versus fixing the pipe
Many home insurance policies draw a line between the damage water caused and the pipe that leaked. Knowing which side of the line a cost sits on helps you read your policy before you talk to your insurer.
Often treated as resultant damage
- Water-damaged flooring, skirting and floor coverings.
- Stained or collapsed ceilings and plaster.
- Swollen cabinetry and joinery.
- Contents damaged by the water.
Often treated separately
- Repairing or replacing the pipe or fitting that leaked.
- The cost of locating the leak, which some policies cover and some do not.
- Damage that built up slowly over time, which some policies exclude.
This is general information, not insurance advice. Check your policy wording, or ask your insurer, about what applies to you. We document the leak; your insurer decides the claim.
From first call to a documented claim
-
Limit the damage
If you can find the water meter or an isolation valve, turn the water off to stop more water escaping.
-
Call your insurer first
Report the damage and ask how they want the leak investigated, whether they use their own provider, and whether your policy covers the cost of locating the leak.
-
Keep the evidence
Photograph the damage before anything is cleaned up or thrown out. Keep damaged items until your insurer says otherwise, and keep your recent water bills.
-
We locate and document the leak
Non-destructive methods find the source before any wall, floor or concrete is opened. The finding goes into the written report with photos.
-
Repair by a licensed plumber
The plumber quotes from the report and repairs the pipe. Keep their tax invoice for your insurer and for any leak allowance claim.
Detection and repair are separate. Repair is coordinated with a licensed plumber, often our parent company Plumbed Right, and quoted before you authorise it.

Why a documented source matters
Water damage claims often turn on where the water came from. A report that fixes the source to one location, with photos, gives the people reviewing the claim something specific to look at instead of a guess.
What the report does
- Records where the leak is and how it was located.
- Gives you photos taken on site.
- Sets out the recommended repair for the plumber.
- Gives landlords, strata managers and builders the same record.
What we do not do
- Assess, approve or decline your insurance claim.
- Interpret your policy or give insurance advice.
- Lodge a claim or a leak allowance application for you.
- Repair the leak on the same visit.

Leak detection report questions
Is the report included in the detection price?
Yes. Every detection job includes a detailed written report with photos. There is no separate report fee.
Will my insurer accept the report?
We cannot promise how an insurer will treat a claim. The report records the leak location, the method used, photos and the recommended repair. Your insurer decides what it needs and what your policy covers.
Should I call my insurer before booking leak detection?
Yes. Tell your insurer about the damage first and ask how they want the leak investigated. Some insurers arrange their own provider, and some have conditions about who carries out the work. Asking first avoids paying for a detection your insurer would have arranged.
Does home insurance cover the cost of leak detection?
It depends on your policy. Some policies contribute to the cost of locating the source of a leak and some do not. Check your policy wording, or ask your insurer, before you book.
Does insurance pay to fix the leaking pipe?
Many policies treat the damage the water caused differently from the repair of the pipe that leaked. The pipe repair is often not covered, while the resultant damage may be. Check your policy wording, or ask your insurer, about what applies to you.
Can you send the report to my insurer?
The report is yours to forward. At your written request, we can also share it with your insurer, builder or strata manager, limited to what that claim needs.
Can the report help with a Water Corporation leak allowance?
It helps. Water Corporation asks where the leak was and when it was found and repaired, and the claim rests on the licensed plumber's tax invoice. The report gives you and the plumber the location and the date it was found. We can assist with the application, which is submitted by the account holder.
Do you repair the leak?
No. We find and document the leak. Repair is separate work, quoted before you authorise it and carried out by a licensed plumber, often our parent company Plumbed Right.
How much does leak detection cost?
Outdoor hot and cold water leak detection starts at $895. Pool leak detection ranges from $1,300 to $1,700. Other investigations are scoped and priced before booking, and the written report is part of every job.
